Lake Junaluska Cottage Rentals Policy & Guidelines
CANCELLATION POLICY
All cancellation requests must be requests must be received by our office at least 30 days prior to scheduled arrival date in order to receive a refund for your deposit. We regret that we cannot refund any portion of reservation deposit for cancellations within the 30 day time limit. 

ARRIVAL AND CHECK-IN 

Cottage check-in time is 3:00 to 6:00 PM Sunday.
  1. Cottage rent balance must be paid in full two weeks prior to check-in. We will be happy to leave a packet containing keys and cottage directions for any Guest(s) arriving after hours.
  2. Please notify us if you will arrive later than Sunday. If you fail to notify us of a late arrival, we will assume you are not coming and your unit may be re-rented after 12:00 noon on Tuesday, and your deposit will be forfeited.
  3. Cottage check-in is located in the Cottage Rental Office located in the 1st building on your right as you come in the West Gate. (next to the Chicken Palace HWY 19)
  4. Two (2) sets of keys will be issued at check-in. Lost or misplaced keys will incur a replacement fee of $10 each.
  5. Guest should report any problems in writing, including inadequate cleaning and damages, to Cottage Rental Office immediately after check-in.
 
ADDITIONAL FEES AT CHECK-IN
  1. Ground Passes of $30 per rental Unit for each week rented.
  2. Non-refundable Administrative fee of $20.
  3. Cleaning Fees.  If you are cleaning your unit please refer to the “cleaning checklist” for minimum requirements; also note is not clean you will be accessed a charge at the same rate as the cleaning fee schedule.
CHECK-OUT
 
  1. Check out is 11:00 AM Sunday. Late checkouts will be charged a $50 late check-out fee.
  2. Please make sure the Unit is clean, according to the information provided in your packet, or that cleaning has been requested and paid for.
  3. Keys should be returned to the Cottage Rental Office by 11:00 AM Sunday in the key packet. Remember 2 keys to a packet. Lost or misplaced keys are subject to a $10 per key replacement cost.
  4. The Owner/agent of the Unit is not responsible for items left in rental Unit. If the Cottage Rental Office has to retrieve lost items from the cottage a $10 fee will be charged plus any shipping charges. Please check Unit carefully before you vacate property.

 

GENERAL INFORMATION
 
  1. The Unit is a privately owned dwelling, with furnishings reflecting the taste of the Owner. Furnishings vary from Unit to Unit as described in brochure.  Neither the Agent nor the Owner shall be responsible for providing any additional furnishings or equipment not listed in the description of the Unit. PLEASE DO NOT REARRANGE THE FURNISHINGS.
  2. Many of our Units contain a variety of conveniences such as air conditioning, microwave, dishwasher, washer/dryer, etc., which receive an unusually high degree of use, especially during the summer season. No appliances are guaranteed. Should any of these devices break down during your stay, please report it to the Cottage Rental Office. Staff will do their utmost to have it repaired in a timely manner. Unfortunately, we are unable to provide refunds, move Guest(s), or transfer deposits to anther Unit due to appliance failure.
  3. The Guest is responsible for any damage to the Unit, or its contents, excluding normal wear and tear during your stay. Any damages that Guest(s) discover upon check-in should be reported immediately to the Cottage Rental Office.
  4. The Agent/Owner of the Unit is not held liable for any damage or injury to Guest(s) or party of Guest(s) on Unit property. Agent/Owner in not held responsible for acts of theft or vandalism or any damage to Guest’s personal property.
  5. Agent may be required to enter occupied Unit in order to initiate repairs.
  6. Maximum number of occupants is listed in Unit description and is enforced by Agent. Overcrowding or misrepresentation is grounds for immediate eviction without refund.
  7. Guests should respect Units NO Smoking policy.
  8. Long distance calls must be billed collect, to your home phone number, calling card or credit card. Internet use is to be handled the same.
  9. PETS are NOT allowed in rental Units. Immediate eviction and fine will be affected.
  10. Guest(s) should not intrude upon locked areas in Unit, such as Owner’s closets and personal storage area.
  11. House parties are not permitted. Guests should respect the rights of others and not engage in loud or offensive noise or music. Please observe the Assembly-wide “Quiet Time” from 11:00 PM – 6:00 AM.
  12. Guests in Tri Vista Condominiums should be advised of additional rules posted inside Unit.
  13. Boats and trailers may not be parked at rental Units; ask for instructions at check-in.
  14. Guests need to make accommodations to park recreational vehicles off grounds. Said vehicles may not be driven to or parked at your rental unit.
  15. A Grounds Pass and a North Carolina Fishing License is required to fish at Lake Junaluska.
  16. Units are designed for family and individual use, therefore, are not suitable, nor available for youth groups.
  17. Please be advised that any wheeled vehicles, with the exception of wheelchairs and child strollers, are not permitted on the walking trail due to unsafe conditions. This is to include, not limited to bicycles, skateboards, roller blades/skates, etc.
  18. All reservation deposits shall be deposited in an insured interest bearing trust account at First Citizens Bank, Walnut Street, Waynesville, NC. All interest shall accrue to the credit of Lake Junaluska Assembly.   
  19. In the event an owner chooses, for any reason, to remove his Unit from the rental program, every effort will be made to contact the renter with as much advance notice as possible. Agent will make similar accommodations available, or your deposit will be fully refunded.
  20. INFORMATION DEEMED RELIABLE BUT NOT GUARANTEED.
  21. RATES AND FEES SUBJECT TO CHANGE WITHOUT WARNING.
